			<content:encoded><![CDATA[	<p>1) I’m a Real Estate Broker/Realtor® and SRES® not just a Real Estate Sales Person, meaning you have the person who can make the correct decisions from the start. I’ve also been a certified HUD Broker and Registered VA Broker. In view of this I can do more representing you and your property than most Real Estate Offices. Your most important consideration in choosing a Real Estate Broker, is to find one with Experience, Ethics and above all Honesty. Don’t deal with anyone offering less.</p>
	<p>2) I will seek the Highest Sales Price (Not just an acceptable sales price), remembering that the Sales Price must be justified to the Lender’s Appraiser, with Comparable Sales, of similar properties.</p>
	<p>3) Experience in your City, I know what to expect with a Sales Contract, Termite, Home Inspections, Mandated and required Disclosures.</p>
	<p>4) Selling your home can be traumatic or at least nerve racking with so many uncertainties and the myriad of expected, required and mandated disclosures and with a high emphasis on Pre-Sale Home Inspections here in the most consumer oriented state of California. The Courts have also held that a novice defense is not an adequate defense for not complying with State mandates concerning disclosures. This is why you absolutely need an experienced, ethical Real Estate Broker. I have fulfilled these requirements as a Real Estate Broker since 1977.</p>
	<p>5) I personally answer the phone calls about your property. Usually at most offices, the phone calls are answered by the Salesperson on Floor Duty. Most of the time they have never seen your property, and can not answer questions from Buyers, or other Real Estate Offices. I can personally answer all those questions about your property from Buyers, Agents, Lenders or Appraisers.</p>
	<p>6) Last, but certainly not least, 30 Years of Proven Experience, Ethics and Reliable Real Estate Service without a complaint filed against me with the Department of Real Estate, any Association, or any other organization. I believe this is important, and hopefully you will also. I have worked for the largest franchises, trained agents for them, but have chosen to be independent, since 1980 to provide you with the best personal Real Estate Services.</p>

<strong>By LARRY ROBERTSON</strong>   Why are home prices so high in California? Let&#8217;s begin by getting past the obvious, <strong>Supply and Demand</strong>. Obviously this is the best single reason, yet, you must also consider what I call the Buyer&#8217;s Psyche. They realize that their home is worth a <strong>&#8220;lot of money&#8221;</strong> right now, however, if they were to sell, their new home would cost a <strong>&#8220;lot of money.&#8221;</strong> This has caused many potential home Sellers and Buyers to stay right where they are. Many have chose to remodel or expand their current home. This Psyche (as I call it) has caused a <strong>critical shortage of available homes</strong>. Thus the state is experiencing <strong>the lowest inventory</strong> this Realtor has seen after 30 years of dealing with market conditions. With <strong>inventories at a critical level</strong>, we are seeing 3 to 15 Buyers for every property available. <strong>This has and will continue to drive prices up, up and up</strong>. Let&#8217;s face it, everybody would like to live in the sun shine state of California (I don&#8217;t always know why, location, location, location and that&#8217;s the reality). We will continue to find ways for people to buy the home of their dreams. Now we are seeing 40 year and even fifty year loans. These new loans lower the monthly payment. Also, all that extra interest is Tax Deductible. So if you want that new home, we can find a way to purchase it. </p>
	<p><strong>NEW NOTE as of May 2006, we are seeing those many 1/4 point prime rate increases taking affect, slowing down the real estate market in S. California. Now we are seeing inventories building up, Buyers becoming reluctant to take on a higher interest loan. Many being side lined with the gas prices rising. When the economy changes, real estate is the first industry to feel the effects of an economic slow down and on the reverse it is the last to recover from an economic recovery (that&#8217;s just how real estate works). Remember as I always say:</strong><strong> &#8220;Real estate (land) is the only limited resource, with no alternate resource available.&#8221;</strong></p>

Since you are reading this, you have decided to look into Selling your home. Selling your home requires a Real Estate Broker your comfortable with and can trust with probably your largest investment. When Selling your home the two most important considerations are: 1 Your Real Estate Broker. 2 Pricing your Home. In that order, your Real Estate Broker will guide you on No. 2. Remember without an able and willing buyer and an able and willing lender you have no Sale.</p>
	<p>Most importantly, you need to choose a Realtor® you can trust. This is so crucial with the myriad of expected, required and mandated disclosures along with the high emphasis on Pre-Sale Home Inspections here in the most consumer oriented state of California. This makes it imperative that you choose an ethical and experienced Real Estate Broker, who knows how to protect you and get the most for your property.</p>

			<content:encoded><![CDATA[	<p>I receive many questions about the difference between a Pre-Qualified loan and a Pre-Approved loan. A Pre-Qualified status, means you have talked to a lender, and given him all pertinent information for obtaining a loan. Based on the information you have given, you are qualified for a loan of a certain amount.</p>
	<p>A Pre-Approved loan, means all information given (income, reserves, employment and credit information) have all been verified by documentation. This will grant you a Pre-Approved status.</p>
	<p>When looking to buy a home or property, the seller’s agent (if a good agent) will require a letter from a lender, stating that you are Pre-Approved for the loan you require to purchase the home or property. This is to make certain the home or property is not tied up with an un-qualified buyer.</p>

			<content:encoded><![CDATA[	<p>A common question and misunderstood aspect of the real estate transaction is Down Payment. Standard down payments range from zero for a Veteran to 20% for a typical conventional loan and everything in-between. A major difference, is that the loans with less than 20% down have PMI (Private Mortgage Insurance), that traditionally runs 7/10 of one percent of the loan amount per year. To translate: A 200k loan at 1% would be $2,000 x 7/10 of that divided by 12 would be $116.00 a month. This private MI (Mortgage Insurance) enables lenders to loan to home-buyers without having to put 20% down (It protects the lenders from loss). One additional item on MI, FHA requires 1.5% of the loan amount, is added to the closing costs.</p>
	<p>The typical down payment for the first time home buyer is 3-10% of the sales price. The foregoing is a great reason to have a good honest Realtor(R) and a honest lender. It will take the anxiety and guesswork out of home buying or selling. A good Realtor(R) and Lender can guide you each step of the way towards home ownership.</p>
